Berthoud Schoolhouse Farmette

We found another schoolhouse farmette, if you can believe it!  This one isn’t as nice (though its price is 1/2 the price of the Longmont Schoolhouse Farmette).  We’re not too sure about it, but I wanted to show you anyways.

It’s about 10 miles north of Longmont in a town called Berthoud.  This is too far from Boulder from our tastes, since we’ll most likely need to commute into Boulder for work at some point, so the distance alone is pretty much a deal breaker.

Here it is – it’s small at only about 1200 sq ft.

There are two bedrooms and we think they’re both in the basement because when we peeked in the windows the first floor was one big open room with the kitchen on one side and the living area on the other.  I really liked the openness, and the inside looked like it was in good shape.

Living area.  I think there used to be a fireplace between those two built-in bookshelves (there’s a chimney there on the outside of the house) but it’s been covered over for some reason.

The best thing about this tiny schoolhouse farmette is that it’s up on a hill with southern exposure.  I love that.  This picture is looking up at the house from the south/east.  On the right side of the photo is a shed for animals.

Check out the view to the south – the house overlooks a little lake (reservoir).  So pretty!

We walked south to the fence that marks the property line, and this picture is of the view west.  You can see the mountains but they’re not your primary view.  The area feels more developed than the Longmont Schoolhouse Farmette’s area – you look past your neighbors to see the mountains.

The outbuildings on the property look very homemade…similar to the lovely chicken coop we built in Seattle.  We have zero faith in hobbyist-built buildings after our chicken coop building experience by the way.  We’re pretty sure this shed and the garage are about to collapse into a heap of rubble.

So, there it is.  The Berthoud Schoolhouse Farmette.  Very cheap and on a nice elevated 2 acres overlooking a little lake, but lots of drawbacks:

  • Too far from Longmont and Boulder.
  • Bad school district.
  • Berthoud is a really small town that looks kind of dumpy.
  • The house is on a moderately busy corner.
  • The house is super small with bedrooms in the basement which would probably be really creepy.
  • All outbuildings are on verge of collapse (based on our inexpert assessment)
